OUR PROCESS

Design can be a challenging endeavor, but it doesn't have to be. Our process is carefully crafted to simplify the design experience for you. Continue reading below to find out more about our three step process and what it can do for you.

Initial Consultation

We want to get to know you and understand how we can serve you best. Our initial consultation is a crucial first step in our design process. During this meeting, we discuss topics like your lifestyle (residential) or your company's culture (commercial), your vision, budget, and more.

All of this information is then recorded, organized, and analyzed by our team to curate a proposal tailored specifically to your project's needs. We use this same information to establish the overall design concept for your project.

Design

When you are ready to move forward, we begin step two of our process, designing your project together. In this stage, we go through each of the phases listed below to take your ideas and turn them into tangible results.

Concept Design

Here we take the information you provide in our initial consultation and use it to form the "big idea" that drives your project design. We discuss your goals, inspiration, look and feel, function, flow, and more.

Programming

This phase runs concurrently with the concept design phase and is where we determine the following:

- How much space do you need?

- How much space can you afford?

- How your space will be used?

Site Analysis

We meet with you, on your property, to analyze existing conditions. We use this information in conjunction with data gathered from the previous two phases, to establish parameters and begin creating space, that responds to your site.

Schematic Design

We begin turning ideas into reality and sketching design ideas together. Here will will go through several iterations of sketches to create a space that works best for you.

Design Development

When you settle on an iteration, we continue moving forward by adding more layers of detail and information to your design. This is good point in the process to begin engaging general contractors. If you already have a contractor selected, we work with you to prepare a design development package for preliminary construction pricing.

Construction Documents

The last stage of the design process, where we develop your design to completion. Here we prepare plans and specifications for permitting, bidding, and construction.

Construction

We have a vested interest in seeing that your project is executed with the standards and level of craftmanship specified in the construction documents. While we do not provide construction services ourselves, we remain involved throughout the entire process and work with your general contractor to ensure the design intent is met.

Bidding & Negotiation

We prepare a comprehensive package consisting of the construction documents, specifications, and other relevant information for you to solicit bids from general contractors.

Permits & Approvals

In this phase we work with you, your contractor, and the agency issuing your building permit to make any necessary revisions to grant approvals. For commercial projects, we handle the permitting process for you.

Construction Administration

We remain involved during construction to ensure design intent is met and quality is upheld. Here we review product submittals, respond to requests for information from your contractors, conduct site visits to evaluate the work, and more.
